MANAGEMENT SERVICES WE OFFER
- Owner Portal -
- Review real-time property reports, lease, documents, maintenance requests and much more.
- Reporting Links – will auto update on a monthly basis so if you want to bookmark a report for future use you can without logging into the system.
- Review maintenance records recorded by the tenants
- Review Vendor Invoicing online
- If you are an out-of-state or out-of-country you can now upload documents directly to the Owner Portal. No more long distance faxes. Just upload your Microsoft Word or PDF documents directly from your desktop.
No need to send emails – you can now post Notes directly to your property account so there is instant secure communication synced to your investment property.
- Built-in Online Marketing via New Rental Exposure Package allowing T8A to instantly post rental listings to multiple classified and social networks increasing property visibility.
- Provides online tracking of when documents are viewed, login date and time stamped and notation system for easy communication between Triple8, Owners and Tenants.
- Leasing and Lease negotiations
- Collection and Processing of Rents, Late Fees and Deposits
- Correspondence and Violation Notification
- Service of Notices (5-Day Pay or Quit, 24 Notice, HOA Violations, etc.)
- Facilitate evictions when necessary including court appearances on your behalf
- Tenant Move-In and Move-Out Processing & Inspections
- Key Distribution and Collection
- Deposit Reconciliation and Refund Distribution
- Unit turn over including Scheduling Repairs, Cleaning, Carpets, and Painting as necessary (Additional vendor fees apply for services rendered)
- Utility transfers for New Accounts and Tenant Move-Outs
- Facilitate in obtaining bids for vendor work on Owner behalf (Paint, carpet, landscaping, etc.)
- Facilitate and Coordinate vendor services when required including cleaning, carpet cleaning, painting, and repairs service
- Coordinate Repairs with home warranty issues as applicable
- Facilitate with the purchase, delivery and installation of appliances as needed
- Assistance with obtaining HOA approval for landscape installation and/or work
- Facilitate landscape maintenance for your property as needed
- Assistance with handling HOA violations
- Lease expiration notification to Owner 60 days prior to lease expiration with Market Rent Report
- Emergency on call service 24/7 for Tenant Emergency Phone as required per NRS statutes (Flood, Fire, Threat to Life)

TENANT SCREENING
- Rental Application Processing
- Credit Report check of FICO score through National Tenant Registry (Showing FICO range)

- Tenant Online Portal - Review Lease, Online Maintenance Requests, Tenant Ledger.
INSPECTIONS
- Inspections are performed at the time of a new lease, renewal, move-out and no less than annually.
- Inspections include photograph documentation posted online for easy access, along with complete written report.
FEE SCHEDULE
- Client Setup Fee - $250
- Reserve Fund for Misc Repairs and Expenses = $250
- Management Fee is 8% of the gross COLLECTED rent and fees
- Leasing Fee for New Lease is based on the timeframe of lease at the time a new lease is executed
- Included in the Leasing Fee:
- We offer a REALTOR® co-op in the MLS based on your decision.
- If we procure the Tenant, we may apply $300 to a Tenant Move-In Incentive
Lease Renewal Fee - $200.00 at the time an existing lease is renewed
- Tenant Move-Out Processing - $250.00 Charged to the Tenant via Cleaning Fee
- Extraordinary Expenses are billed at a rate of $65.00 per hour
STATEMENTS & OWNER PAYMENTS
- Owner’s funds sent monthly on or around the 15th of each month via email in .pdf format.
- Statements Emailed Monthly in .pdf format to the owner on or around the end of each month.
- Annual Income/Expense Statement is emailed in .pdf format to the owner no later than the end of January for each proceeding calendar year.
- 1099’s are prepared no later than the end of January for each proceeding calendar year.
READY TO LIST FOR SALE
- Seller Representation and Marketing when you are ready to place your property on the market “For Sale”
- Annual Comparative Market Analysis for your property to determine the Fair Market Value upon request
1031 Exchange consulting as needed
